AJF Engineering Consultants provided comprehensive civil, structural, and drainage engineering services for a new 71-bed care home and 14 residential dwellings in Congleton.
The site is constrained by Network Rail infrastructure to the north and a Canal & River Trust (CRT) asset to the south, both requiring careful coordination and approvals. A particularly challenging drainage design was developed to secure permission to discharge surface water into the adjacent canal, balancing cost-effectiveness, environmental considerations, and third-party requirements.
Foundation design required detailed assessment of clay heave potential from nearby mature trees and consideration of historic ponds across the site that have influenced ground conditions.
